Client seeks assistance with a probate matter. Client and her sister reside in the home of their now-deceased parents. The record owner is client’s father, who died on June 19, 2009. Client’s mother died on September 1, 2015; both parents died intestate. Client and her sister would like to obtain and share title to the home in order to receive financial assistance for needed repairs. The home is not subject to a mortgage, and there are no back taxes due. However, the home may become subject to Philadelphia Corporation for the Aging (PCA) liens totaling $500,000; $275,000 for home care services provided to client’s father, and $225,000 for services provided to client’s mother. Client will need assistance in negotiating the liens with PCA.
