Client seeks title to his home of 15 years in order to qualify for repair grants. The record owners of the property are client’s grandfather and grandfather’s girlfriend as joint tenants with right of survivorship. In 2003, grandfather’s girlfriend died, leaving grandfather as the sole legal owner of the property. Grandfather died intestate in 2004, leaving his legal wife, from whom he was separated but not legally divorced, and his only daughter, client’s mother, as his heirs. Both heirs have signed renunciations electing client personal representative of his grandfather’s estate and are willing to sign a deed transferring their interest in the property to client. A volunteer is needed to probate the grandfather’s estate, including drafting a deed transferring title to client and filing an inheritance tax return. Volunteer will also need to apply to the Department of Vital Records for a copy of the death certificate for grandfather’s girlfriend.
