Client seeks assistance with a quiet title action to conclude a lease-purchase agreement. Client’s sister is the current record owner of the property and is attempting to engage a realtor to sell the property. Client’s claim to title is pursuant to a notarized agreement of sale. Client has fulfilled his obligations under the agreement of sale, including making a large down-payment of $40,000 to sister, and timely making all mortgage payments. VIP has already filed a Writ of Summons and Lis Pendens, which will soon be recorded on the property title. A volunteer is needed first attempt to have sister convey the property to the client under the terms of the agreement of sale. If she refuses, the volunteer is needed to initiate a quiet title action suing sister to obtain title to the property, and draft a deed granting client sole title.
