Case Type Quiet Title Skills Developed Client Interviewing/Courtroom Experience

Case #22-0049083

Client seeks assistance with a fraudulent deed transfer. In 2015, Client was granted the property through the Philadelphia Redevelopment Authority (RDA). However, Client’s daughter and her boyfriend attended the RDA closing in Client’s place; the boyfriend pretended to be Client and had RDA transfer title to Client’s daughter instead of Client. In 2018, Client hired a lawyer and won a quiet title action against his daughter. Client obtained and recorded a confirmation deed in October of 2018. A few days later, Client’s daughter recorded a deed selling the property for $12,000. Client did not learn the home had been sold until he tried to pay delinquent taxes on the property in 2021. Client alleges a man also came to the property that year, claiming it was his. Client filed another quiet title action pro se and has a case management conference scheduled for March 2, 2023; the conference was continued to this date to allow Client time to find an attorney and make service on the defendants as soon as possible. A volunteer is needed to help Client with service and to represent him in the quiet title action.
