Lovely, responsive client would like help probating her father’s estate and obtaining title to her home. Client’s father, the deceased record owner (“DRO”) passed in July 2022, divorced and without a will. His son predeceased him, but left behind a minor son. Client and her nephew are DRO’s only surviving heirs. VIP assisted client with petition for citation for the minor nephew’s mother as his guardian which resulted in a Decree from the Register of Wills. The decree is the equivalent of the minor nephew’s renunciation. The minor nephew will not be able to transfer his fifty percent interest in the property to client until he reaches age 18, so client can only obtain her fifty percent interest in the home at this time. VIP also assisted client with filling out and submitting a Tangled Title Fund application, which has already been approved; a copy will be provided to the volunteer. A volunteer is asked to assist client with probating her father’s estate, preparing a deed that transfers partial title to client and help her execute it.
