Client has been living in the property with severe habitability issues since 2020. Client began withholding rent due to these issues, which include: a ceiling collapse in one of the bedrooms, a mouse infestation, plumbing issues, and a missing glass pane on the bottom half of a bedroom window; there are 5 open L&I violations related to these issues. The property was recently purchased by a new owner and Client’s communication with Landlord has been limited because she hasn’t received any information about a property manager. Client states she did not receive the Certificate of Rental Suitability when the new owner purchased the property and did not receive notice of her eviction diversion rights. Client is open to staying if the issues are addressed. Landlord is represented by Leonard Mancini, Esq.
