Client negotiated a new lease with her landlord in March for a lower rent amount and a month to month term. Client paid the lower rent amount for April; however, landlord did not sign the new lease and property management demanded the original rent amount. It is questionable if there is standing, given the filing party was not the record owner. Client was willing to pay the original rent amount, however landlord then filed to evict. The parties were unable to come to an agreement during the eviction diversion program because landlord’s counsel would not settle without payment of attorney’s fees. Client is planning to move out as soon as possible and would like to avoid a judgment. Landlord has not provided client with a lead safe certificate. Client wishes to be represented with her co-tenant and they have both signed conflict waivers. Landlord is represented by Howard Ford.
