A volunteer attorney is needed to assist client with obtaining title to her property. Client has been living in a home titled to her deceased mother for the last two decades. Client’s mother died intestate in 1997, leaving client and her five siblings as heirs. All but one of client’s siblings are willing to give up their interest in the property. No one has been able to locate the other sibling; however, client is willing to accept that the missing sibling will remain on title. Client already has letters of administration, but they are in client’s maiden name. A volunteer is needed to draft a deed transferring title from the estate to client and her missing sibling. Additionally, a volunteer would need to include a recital in the deed explaining the change in the client’s name.

Disabled client, who is very responsive, seeks assistance with a probate matter. Client is living in home owned by his aunt and his mother as tenants in common. Client’s aunt died intestate in March 2012, and Client’s mother died testate in October 2012. Client’s mother devised her portion of the property to client and his brother. Client started probating his mother’s estate in 2013 by obtaining Letters of Administration. Client’s brother agrees to give up his portion of the property to client. Client has also received letters of renunciation from aunt’s intestate heirs and would like to also probate her estate. There are some major liens on property, including a Department of Human Services (DHS) lien from the aunt’s medical assistance for $100K and an IRS tax lien from his mother for $9K. Client is currently applying for a lifetime deferment of the DHS lien. A volunteer is needed to probate aunt’s estate, help client transfer title of the property to himself, and also help client to resolve the remaining liens on the property.

Client has recently received a collections letter for delinquent inheritance taxes, and would like to enter into a payment plan. A volunteer is needed to prepare a deed giving title to the client, to file an inheritance tax return and negotiate with the tax collector, and to apply to the Tangled Title Fund to pay for inheritance taxes.

Client, father of four, seeks title to his home, which is owned by his deceased mother. Client’s mother died testate in 2010. In her will, she leaves the property to all five of her children including client. She names another one of her children as executor and all four of her other children as successor executors, with client being the last named successor executor. All of the deceased record owner’s children want client to have their interests in the property and are willing to renounce their right to administer the estate to client. There is an estate recovery claim against the record owner’s estate for approximately $48,000. A volunteer is needed to assist client with administering his mother’s estate and obtaining title to the property. The volunteer is also needed to help client determine what can be done to manage the estate recovery claim and any other debts that exist, including possibly an open mortgage.

The child’s biological mother lives in Philadelphia and will consent to the adoption. The mother decided her son should live with his cousin before leaving the hospital when he was born. The cousin has since obtained an order for sole legal, and primary physical, custody. The child’s mother did not know who the father was, and no father appears on the child’s birth certificate. Now the cousin and her fiance wish to adopt the child together. Both would-be parents are VIP clients and have signed conflict waivers. A volunteer is needed to file an adoption petition and represent the clients throughout the adoption process.

Client uses the name on his social security card and wants to continue to do so. However, the name on his photo ID matches the name on his birth certificate. Because these documents do not match his social security card, he has been unable to obtain employment or access his financial aid at college. A volunteer is needed to help client change the name on his birth certificate through a name change petition and an application to amend his birth certificate.
